This may seem like common sense, but I promise you it isn’t.

We see several houses every week that we come to potentially help sell.

Most of the houses have been on the market for a while yet with no success.

Why?

They’re an Ugly or Average House and are for sale at a Pretty house price and at the top end of the market area.

Plan A

In order to get top dollar for your house you must first raise the perceived value of your property in the minds of your potential home purchasers.

When they view your house they should see it as the one that is at the top of comparable homes similar and close in proximity to your house.

When they view you home they should be “WoWed”. That doesn’t mean that you have to spend a lot of money to get it ready to market, do what’s most important and then make it pretty.

Then offer the home for sale just below market. This will seem like a really great deal to prospects and will produce a fast sell for you.

Plan B

If you don’t do Plan A expect your house to sit on the market for a while unless…

…you offer it up as a bargain for bargain hunters. This method can produce a fast sell for all cash, but you won’t get top dollar.
