Put a sign out in the yard! Correct…

Although you can get a ton of traffic just by putting a sign out in your yard, that doesn’t actually mean you’ll get qualified traffic that is interested in purchasing your home.

You’ll get a menagerie of people calling you – some neighbors that are simply nosey and want to know what your house looks like or to get an idea of how you live, some that are curious about how their home compares and what you’re asking for it.

Some will tell you they’re looking because they know someone searching for a home – a friend or relative…

Some will just think it’s pretty and want to know if you fixed up your home yourself – Most of the time, these are all time wasters, if you haven’t guessed yet…

In order to sell your house quickly, you need ample traffic from people really interested in buying it!

Sure, put that sign out there – but you need to market your house more than that!

Put an ad in the local paper – if you’re trying to save money and don’t want to pay for an entire week, be sure you have your ad in the Sunday morning edition. People looking for houses, either for themselves or investors, won’t miss that day when buying a paper!

Put some more signs out near the major cross streets and point them all the way in to your home. Put ads on Craigslist and consider putting your property up on eBay real estate.

In your town, you may even have another small paper for classifieds like our Green Sheet or Thrifty Nickel – great places to advertise. Find a website like SellMyHouseTexas.com or BuyMyTexasHouse.com and let the site know you’d like to list your home for quick sale.

Of course, you probably take notice of the address, the look of the home on the exterior, the landscaping…

Firstly, how annoying is it when you can’t find the addresses on the homes you’re looking for, for whatever reason – but especially a home a realtor is showing you or you’re looking for yourself? VERY ANNOYING!

Well, not only do light fixtures look beautiful turned on – that’s the point – it will brighten up the room.

* Tip: Make sure you have lighting that either matches the style of your home or it’s completely updated. Your light fixtures can be replaced for newer, more modern ones relatively inexpensively. We don’t want to draw attention to an outdated look…

As for lighting, it’s usually a good idea to follow a theme. For example: stick with the same metal throughout your home – like brushed nickel, oil rubbed bronze – brass is more outdated right now. Also, if you go with modern, do that throughout – contemporary, historical/antique – whatever.

Dark homes are difficult to sell. So, if you don’t have a lot of natural light to compliment your property, turn those lights on and you’ll get a better result.

Now, be sure to use soft light bulbs, not clear ones. Clear lights give a more harsh look, produce more shadows and aren’t as visually appealing.

Although I said daylight is the best lighting, do not try to accomplish this with those new light bulbs that are labeled “daylight”. They are entirely too bright and do not mimick daylight as well as you would think.

Open up the blinds or drapes back your curtains too.

Clean up your home well, so that the great daylight doesn’t show all the dust in the air when it shines in, or show your dust bunnies in the corners of your rooms.

Try it out – people don’t want to feel like you’re “hiding” anything.

Firstly, for those of us who are from the USA or Canada, we get a lot of “bang for our buck” down in Costa Rica.

What else is fantastic about being in Costa Rica is the fact that it’s beautiful, tropical and has fabulous beaches.

The problem is, how in the world do you go about buying a property in Costa Rica.

Let’s not put the wagon before the horse – you need to put your house up for sale first (or find a home first if you’re not selling your home where you live now).

What does that mean?

That means, having options for your buyers.

Have different prices and options ready – a straight out sale price (that they will purchase outright or obtain a mortgage), an owner financed price (meaning you act as the bank and hold the mortgage collecting payments over a long period of time, and/or you can sell the note after a few months and collect a slightly discounted lump sum), and possibly a lease option purchase price and a rent-to-own price.

Due to being less optimal for you as a seller, the lowest price out of the group of the above options would be the straight out sale price, followed by the owner financed option, then the lease option and finally the rent-to-own.

Different clauses and contracts are used for each option.  For instance, a larger down payment would be required for the owner financed option – typically at least 10-15%.

As for a lease option, you may ask for a flat $5000 down. For a rent-to-own, you may ask for a deposit of about $1000 or first and last month’s rent.

These are a few creative ways to get some cash flow and the payments made on the property you’re trying to sell, even if someone can’t purchase it outright due to not being able to qualify for a loan.

They picture whether or not they can see the family enjoying a sit-down at the breakfast nook, or huddled around the fire on Christmas.

They try to picture the fabulous meals that will come out of there.

Basically, is this a house they can make memories in…sweet memories…

Ever noticed that many good realtors, when showing a home, will actually have chocolate chip cookies or oatmeal cookies with cinnamon and raisins baking in the oven, and serve them to the prospects…

First of all, this smell will remind you of your childhood, and will entice you into thinking about what a marvelous place this house would be for your children to grow up in too…They made that connection in their mind.

Turn the tables in your direction and bake those cookies…Be sure to have a fool-proof recipe already mixed and ready to plop onto the cookie sheets, with no nuts in them as some people are violently allergic to them. Also, have a timer, so they don’t burn. Keep the cookies coming.

If that is an impossibility, for whatever reason…maybe the home you’re selling doesn’t have an oven or whatever, you could still serve cookies from the store, arranged nicely on a plate, and get a plug-in air freshener or candles that smell like cinnamon or apple pie.

Even put a few around in the home…

It’s about evoking people’s senses. You’ll be surprised how much people base their decisions off emotion.

If you’re having a hard time getting your house sold quickly, you need to stack the chips in your favor!

Be sure you have what the banks need to see!

Pest inspections are just one thing they need to tick off that list of pre-requisites to give their home buyer that loan.
