What’s the first thing you often notice about a property?

Of course, you probably take notice of the address, the look of the home on the exterior, the landscaping…

Firstly, how annoying is it when you can’t find the addresses on the homes you’re looking for, for whatever reason – but especially a home a realtor is showing you or you’re looking for yourself? VERY ANNOYING!

An address you can find easily is comforting, like a Whitehall Address Plaque, and really makes a home look neat and tidy.

The exterior of a home, or curb appeal, is what you fall in love with in the first place when deciding what home you’d like to live in. If a home doesn’t look pretty on the outside, you often won’t even give it a second look, and for sure you won’t go in to look at it.

Well, when you’re selling your home and want to do that quickly, you’re going to want to clean that yard up by mowing the lawn, cutting back stray bushes, maybe even plant some inexpensive, colorful flowers that accentuate the color of your home. Grab a paint brush and be sure everything looks uniform and in good condition. This will perk it up a lot!

Next: Clear, good looking numbers for the address are a must, not only for people and realtors to find it, but because it lends to the whole aesthetic appeal of your property.

Whenever we’re showing a home, even if it’s daytime, we often will turn the lights on. Why?

Well, not only do light fixtures look beautiful turned on – that’s the point – it will brighten up the room.

* Tip: Make sure you have lighting that either matches the style of your home or it’s completely updated. Your light fixtures can be replaced for newer, more modern ones relatively inexpensively. We don’t want to draw attention to an outdated look…

As for lighting, it’s usually a good idea to follow a theme. For example: stick with the same metal throughout your home – like brushed nickel, oil rubbed bronze – brass is more outdated right now. Also, if you go with modern, do that throughout – contemporary, historical/antique – whatever.

Dark homes are difficult to sell. So, if you don’t have a lot of natural light to compliment your property, turn those lights on and you’ll get a better result.
