Lighting a Home to Sell Quickly
Whenever we’re showing a home, even if it’s daytime, we often will turn the lights on. Why?
Well, not only do light fixtures look beautiful turned on – that’s the point – it will brighten up the room.
* Tip: Make sure you have lighting that either matches the style of your home or it’s completely updated. Your light fixtures can be replaced for newer, more modern ones relatively inexpensively. We don’t want to draw attention to an outdated look…
As for lighting, it’s usually a good idea to follow a theme. For example: stick with the same metal throughout your home – like brushed nickel, oil rubbed bronze – brass is more outdated right now. Also, if you go with modern, do that throughout – contemporary, historical/antique – whatever.
Dark homes are difficult to sell. So, if you don’t have a lot of natural light to compliment your property, turn those lights on and you’ll get a better result.
Now, be sure to use soft light bulbs, not clear ones. Clear lights give a more harsh look, produce more shadows and aren’t as visually appealing.
Although I said daylight is the best lighting, do not try to accomplish this with those new light bulbs that are labeled “daylight”. They are entirely too bright and do not mimick daylight as well as you would think.
Open up the blinds or drapes back your curtains too.
Clean up your home well, so that the great daylight doesn’t show all the dust in the air when it shines in, or show your dust bunnies in the corners of your rooms.
Try it out – people don’t want to feel like you’re “hiding” anything.
