When prospects come into a house to assess whether they want to purchase it or not, they are really trying to determine if they can “live” there…
They picture whether or not they can see the family enjoying a sit-down at the breakfast nook, or huddled around the fire on Christmas.
They try to picture the fabulous meals that will come out of there.
Basically, is this a house they can make memories in…sweet memories…
Ever noticed that many good realtors, when showing a home, will actually have chocolate chip cookies or oatmeal cookies with cinnamon and raisins baking in the oven, and serve them to the prospects…
First of all, this smell will remind you of your childhood, and will entice you into thinking about what a marvelous place this house would be for your children to grow up in too…They made that connection in their mind.
Turn the tables in your direction and bake those cookies…Be sure to have a fool-proof recipe already mixed and ready to plop onto the cookie sheets, with no nuts in them as some people are violently allergic to them. Also, have a timer, so they don’t burn. Keep the cookies coming.
If that is an impossibility, for whatever reason…maybe the home you’re selling doesn’t have an oven or whatever, you could still serve cookies from the store, arranged nicely on a plate, and get a plug-in air freshener or candles that smell like cinnamon or apple pie.
Even put a few around in the home…
It’s about evoking people’s senses. You’ll be surprised how much people base their decisions off emotion.
