Thinking About a Home in Costa Rica

So many people I’ve been speaking with have been thinking about purchasing either a second home in Costa Rica or a vacation home there.

Firstly, for those of us who are from the USA or Canada, we get a lot of “bang for our buck” down in Costa Rica.

What else is fantastic about being in Costa Rica is the fact that it’s beautiful, tropical and has fabulous beaches.

The problem is, how in the world do you go about buying a property in Costa Rica.

Let’s not put the wagon before the horse – you need to put your house up for sale first (or find a home first if you’re not selling your home where you live now).

You’ll need costa rica road maps so youcn look at the properties that are out there for sale.

Secondly, you’ll need to take into account the different “seasons” – like hurricane season, if you don’t live in the Southeastern United States, you won’t be used to this type of issue.

Be sure to check out detailed costa rica maps that can show you where the hurricanes usually hit and try to eliminate those properties in their “hurrican alley”.

It’s quite an adventure and you’ll need to be prepared when you visit Costa Rica with a list of properties you’d like to visit and a real estate agent that can show you some prospective properties.

Check out the ColdwellBanker.cr website for help with this and free costa rica maps that will help you with your future purchase.

Being Flexible to Sell Your House Fast

Sometimes, especially in this tough economic downturn, it is necessary for home sellers to be somewhat flexible.

What does that mean?

That means, having options for your buyers.

Have different prices and options ready – a straight out sale price (that they will purchase outright or obtain a mortgage), an owner financed price (meaning you act as the bank and hold the mortgage collecting payments over a long period of time, and/or you can sell the note after a few months and collect a slightly discounted lump sum), and possibly a lease option purchase price and a rent-to-own price.

Due to being less optimal for you as a seller, the lowest price out of the group of the above options would be the [Read more →]

Sell Your House Fast by Making it Smell Like Grandma’s Baking

When prospects come into a house to assess whether they want to purchase it or not, they are really trying to determine if they can “live” there…

They picture whether or not they can see the family enjoying a sit-down at the breakfast nook, or huddled around the fire on Christmas.

They try to picture the fabulous meals that will come out of there.

Basically, is this a house they can make memories in…sweet memories…

Ever noticed that many good realtors, when showing a home, will actually have chocolate chip cookies or oatmeal cookies with cinnamon and raisins baking in the oven, and serve them to the prospects…

Chocolate Chip Pumpkin Cookies (A Large Premium Mix)

First of all, this smell will remind you of your childhood, and will entice you into thinking about what a marvelous place this house would be for your children to grow up in too…They made that connection in their mind.

Turn the tables in your direction and [Read more →]

Haven’t Sold Your House Fast? Stack the Chips in Your Favor!

Home buyers are being especially picky these days, as well as the banks and loan companies that are funding them.

If you’re having a hard time getting your house sold quickly, you need to stack the chips in your favor!

How?
Be sure you have what the banks need to see!

Pest inspections are just one thing they need to tick off that list of pre-requisites to give their home buyer that loan.

termites

Without one, they will not approve a loan, in most cases.

So, even before a buyer asks about a pest inspection, or their bank requires one, they may accept yours.

Have your Pest report ready to show to them, and offer them a copy to take with them.

Why Else is This a Great Idea?
Honestly, there are a number of people that we see that haven’t had a pest inspection done, who probably really need to.

There are times where a home owner just “doesn’t see it” that they have a pest problem of sorts, whether it be big or small.

brownrat

A pest report may just open up your eyes to what other people could be seeing that you aren’t, probably just because you’ve been living there for quite some time, and don’t notice it or you’re just used to it!

Help yourself out with this A+ tactic!

Small Touches for Huge Profits

There are so many times where we see a home empty, and for whatever reason, someday we see that property again, but all moved into with furniture and all.

We simply cannot get over how “homey” and cozy homes can be with a small accent here, a designer accent there! Amazing!

We try to take those same ideas and accents that look so fantastic and spice up our empty properties that are for sale.

This is called “staging”…You put touches like Furniture, Rugs, Mirrors, Wine Glasses or other small, but inexpensive pieces into the home to help people imagine living there…

People often see it as being more “liveable” and “cozy”…

There are times when Area Rugs can make a huge difference when “staging” a home to be sold.

Maybe the hardwoods or tiles in a room seem to be “outdated” in the home you’re trying to sell, but you just don’t have the money to re-carpet, you could just put an area rug to pull that room together and make it seem like a comfortable living space…spruce it up a bit!

There are many options for finding Cheap Rugs too…This may just be the answer you’re looking for to get that house on the market and get it sold quickly!

However, there are times when I suggest not to use rugs or mats…

Unless you are really going all out to stage your home, I always prefer to leave the restrooms without bath mats, and if we do put one in there, we NEVER put a toilet mat in front of the toilet.

Often times, restrooms are smaller than you’d like them to be in the first place. So, unclutter and leave out the mats…You’ll be glad you did!

Wanna Know How to Sell Your House Fast Yourself?

How Can I Sell My House Fast Myself
By Shaun Greer

Selling your house for sale by owner (FSBO) is not the only way to sell your house fast. Selling your house FSBO can be a very complex and costly selling option, not to mention it can take a long time to sell your house.

There is a way to sell your house fast even in a slow real estate market. Selling your house can be as easy as completing an on-line seller form on the internet or making a phone call to a local real estate investor. Yes I said it, a local real estate investor.

Real estate investors have been around since people started buying and selling houses. There is a misconception about real estate investors, that most are [Read more →]
